Drawing Up Plans and Achieving Planning Permission

If you are looking for a professionally qualified architect who will make the most out of your development Des is your man. After trawling through an endless supply of loft conversion companies who basically told me to go for a bog standard loft conversion. I grew tired of the rubbish I was being told by these under qualified double glazing salesman. Instead I decided to opt for a RIBA qualified architect and have never looked back since. Fortunately I was introduced to Desmond of Englishause Architects who came up with a set of plans which far exceeded my expectations. The proposals involved knocking down my existing garage, building a ground floor side extension, a loft extension over the side extension and a three meter rear extension. The point to note is that when you are building your neighbours are not your friends. In our case we received 9 objections on each of our planning applications plus our nasty neighbour next door was trying to build his own unreasonable loft extension on his property which would have impeded on our design. Englishhause Architects created a strategy which resulted in our neighbours plans being dismissed and ours being approved. Lessons learned if you are looking for a professional approach to planning with plans you can be proud of you should hire Englishause Architects. If not just hire any bog standard loft conversation company and let nasty neighbours dictate your future. I will keep you posted on future progress. ROB

We are delighted with our new home as we started the process with no ideas of what design would work for this new build rear extension and single side storey extension but with design discussions and workshop after many cup of teas and watching a few rugby games !! finally got the design that allow for a planning application to be approved. when our family and friends visit they are speechless with the quality of the finishes and design of our new home .ie (glass roof and oak beams) . This was great team work by the Englishaus Architects and the Building Contractor in delivering our new home . I would have no issue using Englishaus Architects Ltd for any projects in the future . Thanks Englishaus Architects( Desmond) for design a lovely comfortable home for all our family and friends to enjoy for many years to come.

Having purchased and old Rectory off the Church we had no plans and a huge "wish list" as "we will be leaving in a box". ECA produced a full set of accurate plans as a great starting point. ECA has been incredibly patient, and constructive as we have developed our ideas and priorities and remained very client focused refining designs on several occasions. As clients we have caused the delays but never felt pressurized by ECA re decisions as we have to live with the end result. If you want a personalized service we would strongly recommend. Most of us only do this once or twice in our lives and we engaged ECA after witnessing a brilliant kitchen dinner extension and internal redesign of a neighbour's and friend's house in West Wales. Being a medic I am professionally bound to give honest reference.

I highly recommend ECA for all stages of the planning and building lifecycle. This included reshaping/rebuilding about 60% of our house and extending it slightly, including a complete rebuild of the second floor. - Very experienced and successful in preparing and submitting planning applications even with pushing the boundaries a bit, providing effective advice. - Strong focus on understanding client requirements facilitating the proposal of useful and practical design scenarios. - Invaluable with helping control/chase the builders.

ECA were contracted to prepare advise and execute a planning application for a two storey rear extension. There advice was invaluable and they took on board all our requests and concerns regarding impact on neighbours. We were kept very well informed at all stages. The resulting application was approved without any conditions within weeks. Overall, we are very pleased with the service we have received and would highly recommend ECA.

Review sites are a two way street. A 'WHICH Trusted Trader' should accept and expect positive and negative comments. WHICH defines some of the review process as follows; "Post reviews/comments that are honest and truthful accounts and opinions based on your own personal experience of the trader." "Share bad experiences if you have had them but please be fair and honest in your criticism." Based on the above criteria our fact-based experience of using ECA is below; - ECA were contracted to win planning permission for a one-story side extension and a loft conversion. - ECA's strategy failed in obtaining PP after 2+ years. - We (the client) terminated the contract as a result. - ECA were paid (not unsubstantial) 'RIBA' based fees in full, regardless of the outcome of the failed strategy. - ECA exited the project abruptly and not to our satisfaction (as per 16 section of http://trustedtraders.which.co.uk/about/code-of-conduct/). What we had to do next... - Expensively, and very inconveniently, we had to start again from scratch. - We hired a local chartered surveyor, not another 'RIBA' architect. - The surveyor issued 100% revised plans and a new planning strategy. - A new application was submitted 15/07/2015. - The application were APPROVED 28/09/2015. - 2 months we got a the PP. I had to award one review Star, only because the this website makes you do it!

The owner & applicants two applications were rejected or dismissed both by the Richmond Council & by the Independent Appeals Inspectorate. ECA have no control over applicants Briefs & Council decisions or Third party Appeal decisions made. The site is in a Conservation Area, next to Locally Grade 1, Listed Monument & Boundary Wall, in St Margarets Twickenham London Borough of Richmond upon Thames The owner/applicants site history was provided, as a relevant precedent study of the Listed Boundary Wall line extension being smaller in height, than the original owner/applicants garage boundary height. ECA were contracted only to submit Two "Clients Brief & Design Approved" planning applications & One Appeal, based on clients design needs, the site history & a Garage height precedent. The owner & applicants two applications were rejected or dismissed both by the Richmond Council & by the Independent Appeals Inspectorate. ECA have no control over applicants Briefs & Council decisions or Third party Appeal decisions made. Despite ECA advice, a second Appeal date was missed by the owner /applicants, consequently confidence was lost on both sides, New Surveyors had full access to all our ECA previous planning submissions & the Appeal results achieved to the site. As a result of the Surveyors appointment, the side extension is reduced relative to the Listed Boundary Wall line as the surveyors extension is smaller in height, than the original Garage heights. ECA are however happy that the Planning permission was eventually granted, & that ECA works have not been in vain. Sadly the lowered side roof heights, the design & the reduced internal floor levels have compromised the internal space, to the overall detriment of the House. Such lowered side extension roof & compromised space should have have been avoided, by the awarding of the second Appeal, the deadline for which the owner applicants failed to meet, despite advised by ECA. Which? Trusted Traders & the RIBA, may wish to respond directly to owner/applicants negative comments themselves, regarding their own provided services.
