We are Independent Damp and Timber Surveyors specialising in all matters relating to rising damp. penetrating damp, condensation, woodworm, wet rot, dry rot basement waterproofing and cavity wall tie condition.
We do NOT use call centres.
We are NOT contractors who carry out work meaning we have no financial interest in looking for work to meet sales targets.
We DO charge for surveys because that's all we do - Surveying.
Our mission and objective is to inspect, diagnose and provide opinion of problems reported by others or, to inspect for pre-sale purposes to determine if any problems actually exist.
We are employed by both the private and commercial sector however the largest proportion of our work is for Homebuyers after receiving the Homebuyers Building Survey report which normally recommends a damp and timber survey even only as a precaution.

Ray Baker carried out a damp and timber survey on a property we were purchasing requested by our mortgage lender. He produced a comprehensive report with practical advice. The mortgage lender were quite difficult and he very quickly amended the report to get it into a form they were happy with- his helpful and speedy responses were much appreciated at a stressful time. Thoroughly recommend him!

I contacted AR Surveyors to identify the cause of damp on internal walls. It had mystified a variety of builders for a number of years and they all recommended a chemical DPC. Ray did a thorough investigation and diagnosed the problem as hygroscopic brick and plaster. The solution was to replaster the walls rather than put in a chemical DPC. The very thorough report even detailed the exact method to be followed for the replastering. It was such a relief to finally have a diagnosis that made sense! Ray was punctual, polite and very knowledgeable. I would have no hesitation in using his services again and highly recommend him to others.

I required a report for my mortgage application. Ray carried out the survey within a couple of days at the agreed price. He then kindly got the report to me the following day. The mortgage company then asked for further details which were outside of their original requirement. Ray was able to very quickly help with the extra details. I was recommended Ray by my builder and I can not recommend Ray (and this company) more highly. My initial email was responded to within hours. An appointment was set up, Ray arrived bang on time, and was prepared to stay for an extended period whilst I asked multiple questions. Since the survey (which has been so helpful in progressing the resolution of my damp problem) Ray has been a source of guidance and advice throughout. In short - I really have been so impressed and the quality is the survey and follow-up guidance has saved me a very substantial amount of money. Highly recommend.

Ray was punctual, efficient, and happy to explain things to me. He produced his report quickly. Although paying for a survey appears more expensive than other "free" surveys, it certainly is better value for money. Having tried both methods, I can confirm I have saved far more money by using Ray, whose survey confirmed that I do not need to undertake expensive and unnecessary damp proofing works. I strongly recommend that you use Ray.

Turned up on time, very punctual, introduced himself, we had a chat about the survey about what was going to be done. He understood what I was after, proceeded to ask which areas of the property were affected, showed him into the first bedroom, showed him the damp, he checked and I then showed him to the bathroom. He surveyed that part into the second bedroom using his equipment and experience he identified our problems. Everything discussed was in the final report. I was pleased to know it was not structural/rising damp. Final report held recommendations for the problem solving. For peace of mind and experience I would highly recommend them. Made sure I understood everything.
