We are Independent Damp and Timber Surveyors specialising in all matters relating to rising damp. penetrating damp, condensation, woodworm, wet rot, dry rot basement waterproofing and cavity wall tie condition.
We do NOT use call centres.
We are NOT contractors who carry out work meaning we have no financial interest in looking for work to meet sales targets.
We DO charge for surveys because that's all we do - Surveying.
Our mission and objective is to inspect, diagnose and provide opinion of problems reported by others or, to inspect for pre-sale purposes to determine if any problems actually exist.
We are employed by both the private and commercial sector however the largest proportion of our work is for Homebuyers after receiving the Homebuyers Building Survey report which normally recommends a damp and timber survey even only as a precaution.

Mr Baker arrived a s planned. He was clear in his explanation and provided a useful commentary during the inspection. It was a limited area inspection (at my request) and this process took about 25 minutes. I was happy with the description and advice during the visit and the post-visit report is clear and as thorough as it can be without an intrusive inspection. It gives me the information I need on which to act to remedy the damp intrusions.

I recently used Ray’s services for my new house. My surveyor suspected that we had a rising damp issue in the house due to meter readings and suggested that I commission a damp specialist. Ray made himself available very quickly and produced a comprehensive report. He suggested that the issue we had was was not related to rising damp issues and gave me evidence for that. Unlike other damp specialists that offer damp proofing services he has no financial motivation to convince you to spend a fortune on something that you don’t need. Instead he is giving an independent and professional advice. Finally and due to some unrelated issues that we had I asked him to come again and take a look on another matter and came immediately. Great service and honest professional!

We contacted AR Surveyors to follow up on a recommendation in our building survey to review elevated moisture readings in a property for purchase. Within a week, the company had organised access to the property with the estate agent, attended the property, explained the main findings over the phone, delivered a written report, and answered some follow-up questions. The report itself contained detailed and helpful information relating to the short-term and longer-term maintenance of the property. The surveyor was kind enough to comment on some relevant sentences from the building survey. Overall, the conclusions seemed well reasoned and the recommendations make sense. I cannot recommend AR Surveyors and Ray enough. Firstly, I have used Ray’s services for four properties over the last few years (as a portfolio landlord) and I have found his work to be accurate, reliable and realistic. Ray does not recommend traders and this ensures an unbiased assessment of any damp, mould, condensation concerns you may have. If you are purchasing an older property and there are any concerns with respect to damp or mould, I would highly recommend contacting Ray for an honest assessment. Many other firms offer “free” assessments, wherein which they would attend your property to ultimately tell you your DPC has failed and you need a new one and charge you upwards of £10k to needlessly chemically inject your walls. This is such commonplace and requires some regulation, but I have been lucky enough to come across AR and Ray who have been able to save me huge amounts of money. In my first property, the survey noted some damp and we contacted a “free” service who told us the usual and then we contacted Ray who identified it was an issue with the guttering causing penetrating damp, which was a far cheaper remediation than what the other service offered. In addition, Ray and Jenny at the office have always been available for follow up questions and clarifications. Not to mention their reliability and quality, their service is absolutely invaluable. Hope this helps anyone out there!

Having had our mortgage offer expire just before exchange, we were under immense pressure to get a new mortgage offer in place. The new lender asked for a timber and damp survey which was inconvenient and had the potential to hold up the process quite a lot. We needed a damp survey but specifically we needed a survey to clarify if the property we wanted to buy had cavity wall insulation which the primary survey suggested it might have and was not recommended for the house given its elevated and exposed site. I contacted Ray and Jenny and asked if with his survey he could definitively tell me if the house had cavity wall insulation. Retrospectively I noted he phoned me to reassure me that yes he could categorically tell me if there was or wasn’t but didn’t respond in writing to my email. We got the report at a cost of £427 which was largely a formulaic report based on a proforma and regarding the specific question of whether there was cavity wall insulation, it stated‘ I cannot categorically confirm whether or not retro fit wall insulation is in-situ or not however if it had been installed I would expect to visually find installation “filled” drill holes through the external renders and face brickwork always associated with the installation which I found no obvious, readily seen or apparent evidence of. Albeit conjecture based upon that seen and noted and the results of my test procedures we can reasonably assume it has not been installed.’ I was naturally upset about this unhelpful and legally defensive report but as we were in a hurry to complete the sale we proceeded based on the advice of Mr Bakers survey. Today, on removing a vent we discovered cavity wall insulation beads. We are unhappy .. to understate the matter.

The surveyor attended our property as requested. I gave him a history of the problem (water ingress from the area around the outside chimney) and described some of the actions we have taken to try to remedy the issue (new chimney cowl, flaunching redone, outside wall repointed). I then left him alone to conduct his physical examination, which seemed cursory considering the brief time he spent on it (he was under no time pressure from us and could have spent as long as he liked on it). His subsequent report offered only a single suggestion for a remedy - applying a water repellant to the outside wall. We have already tried this but to no avail, although he didn't know this as I had failed to mention it (he hadn't asked either). When I asked via email whether he had any other ideas, all he could suggest was checking the repellant we had used (brand name Bostik, still within its guarantee period and, in any event, not the original cause of the problem). We expressed our dissatisfaction with the service as we expected a qualified surveyor whose website bears a stamp from the Property Care Association to have the necessary skills to be able to better identify where and/or how rainwater is penetrating the wall and to come up with reasonable solutions. Instead, we have been left no further forward and out of pocket. We requested a partial refund but have been denied.

From the moment I first made a telephone enquiry to Academy Remedial Surveyors Ltd, I knew I was in a safe pairs of hands. Every question I had was promptly answered and I felt completely at ease. The communications were truly excellent. It is so refreshing to be able to speak to polite, courteous, efficient and helpful human beings. I initially chose AR Surveyors specifically because of their ‘which’ recommended status plus the fact this company clearly advocates unbiased surveying rather than trying to make up non-existent problems in order to sell an unneeded chemical remedy. I was not at all dissatisfied. Prior to survey I was able to speak directly to the office (Jenny is fantastic) and also to my surveyor (Ray) who kindly put my mind at ease with some queries I had following an RICS building survey on a house I am trying to purchase. I highly recommend using ARS Ltd if you need specialist independent damp/property expertise. There is no hard sell to purchase any chemical remedies because they are professional surveyors, NOT damp proof salesmen! I cannot stress this point enough. Beware of any company that sells remedial products and offers a ‘free survey’. I truly cannot recommend this company high enough. A+++

They turned around the entire process from booking into sending through the report in less than 5 working days. I live in a local authority flat, in a "notorious" Borough which has been on the news of late. I have been ignored by the said Borough's Repairs Team for quite some time. Mr Baker arrived promptly to assess evidence of damp at our house and thereafter to provide us with a report. He conducted his examination in an admirably pleasant, careful and business-like way, giving us a very clear commentary as he was going along on the nature of the problems and what we might consider doing about it. After Ray surveyed possible rising damp I realised that I would not need to spend a potential fortune on various chemical damp proofing options which I had obtained quotes for and that work to be done was more of a straightforward set of tasks to resolve the issues, although I have yet to find out costs involved for the remedial works as I need to obtain quotations. The survey report was detailed, giving useful technical background details and work recommendations which were easy to understand. There was also a useful photo. Ray arrived on time, having telephoned half an hour before arrival, wearing a face mask and used the sanitiser I had ready. We observed the social distancing rules during the visit. He was very amicable, efficient, knowledgeable and thorough and I feel trustworthy, which is important in these matters. He was also happy to take follow up questions I had over the phone after the survey and said I could ring again if I needed to in the future. It is a good idea to pay for an independent survey-it's money well spent, as you get an impartial diagnosis and set of recommendations there's no hidden agenda. Jenny in the office was very friendly yet professional and efficient and kept in touch re appointment times etc. Overall a very positive experience.

I instructed Academy Remedial Surveyors Ltd to carry out a Damp and Timber survey after our RICS Homebuyers Report highlighted some possible damp issues. I was very impressed by how quickly Ray Baker managed to visit the property and carry out the inspection; it was only two days after my original request! The subsequent report was very thorough, and gave me peace of mind that the property was not suffering from "rising damp" as suggested in the initial RICS report. I contacted AR Surveyors to identify the cause of damp on internal walls. It had mystified a variety of builders for a number of years and they all recommended a chemical DPC. Ray did a thorough investigation and diagnosed the problem as hygroscopic brick and plaster. The solution was to replaster the walls rather than put in a chemical DPC. The very thorough report even detailed the exact method to be followed for the replastering. It was such a relief to finally have a diagnosis that made sense! Ray was punctual, polite and very knowledgeable. I would have no hesitation in using his services again and highly recommend him to others.

Ray Baker enabled us to tackle our waterproofing problem with confidence. We suffered a burst pipe and consequent basement flood in early 2018. We redecorated but were dismayed to see black mould and signs of damp emerge over the next few months. Unsure who to trust, we decided we needed independent advice before speaking to waterproofing contractors with something to sell. Ray arrived at the specified time and gave the area a thorough examination and we discussed the issues. He advised us to arrange a strip-out of the area in order to properly assess. Meanwhile he provided a detailed report. After the strip-out he returned and suggested the type of work we should be looking for and the PCA website for contractors. If you ever have a prole, that you might think is rising damp, condensation or a need for cavity wall insulation, it’s worth investing in this company before you do anything. For years we’ve had a problem with one of our walls in our house. The room where it is situated never gets warm and in the winter, we have black mould on the wall and furniture. We’ve tried various things but overall to no avail and in the winter, it costs a small fortune to keep the room warm. We engaged them to undertake an urgent damp and timber survey as part of a mortgage application process. Following submitting the initial request on Friday afternoon, we were contacted on Saturday morning to discuss our requirements. We were instructed to arrange a damp and timber report on a property we were purchasing involving Equity Release. Finding a company was really easy, finding one which belonged to the PCA proved to be more difficult. The remaining companies offered a free survey! The house was built in 1938 so there was a good chance it had a lot of problems, but how would we know, who could we trust? Eventually we decided to pay for the survey and we are delighted we did. We rang this company on the Monday, Ray arrived to do the survey on the Wednesday morning and emailed his report to us that evening. The report was very informative and written in layman’s terms. It told us there was nothing needed doing at present (apart from one small inexpensive task) but also told us what to be aware of in the future and what and what not to do to keep it in good condition, all in all a very informative report. I would recommend anyone to have an independent survey done, it was worth every penny and the service from all involved was exemplary. I called AR Surveyors on the Friday, the appointment was booked for the following Wednesday and I had the report by that evening. Ray was friendly, informative and efficient and provided exactly what we needed. Our buyers pulled out after two free damp surveys (taking less than 10 mins each) identified rising damp and recommended they install a chemical DPC , costing in excess of £3000. We were not convinced so asked AR Surveyors to take an impartial look. Turns out it was the type of plaster used and not rising damp at all, which a new DPC would not fix. Much cheaper to remedy as well. We needed the report quickly and Ray kindly put it to the top of his list and produced it in less than 24 hours at no additional cost. It covered everything that we needed to know and included the way to remedy the issue, the exact materials to use and an estimate of likely cost. We are extremely grateful for his care and attention and would not hesitate to use him again or recommend the firm.

Two years ago we had four separate damp problems in the walls of our basement flat. We didn't trust damp companies to remedy it without costly surveys and unnecessary additional work, so we booked ARS. Gary was booked in within the week. He diagnosed the causes and gave us a detailed written report and telephone back-up so our trusted builder - not himself a damp specialist - knew how to treat it, and what materials to use. So when we recently found damp in the wooden floor of our rental property, we booked Gary to advise. Same experience: Gary did a detailed investigation, told us what remedial works are - and aren't - needed, and answered our questions. He also examined the exterior walls, upstairs rooms, and the attic. His report arrived a day later, with photographs, information and advice, and will definitely save us money... One thought: as we knew the problem was in the floor this time, and we were between tenants, we were able to take up the laminate floor and some floorboards to allow Gary a proper look underneath. We used Academy several years ago and their service then was everything and more than we expected so, being in the process of moving again into an older property we instructed Ray to carry out a pre-purchase damp and timber survey for us on the house we are buying now. Ray inspected the property last week and we received the written report the next working day, the inclusions were clear, definitive and very informative together with reassuring. We didn't instruct a RICS building survey, just a Lenders valuation inspection was carried out, actually we even feel we saved money on this because Rays report referred to the building as a whole, inside and out over and above what we thought a damp and timber survey covered, he identified roofing defects which thanks to him we now know we need to get fixed and enabled us to renegotiate the purchase price. After first ringing them the instruction process was so quick and simple, Jenny sent us an e-mail confirming the cost of the survey and it requested some further information, estate agents details etc for access, once returned they arranged everything, we didn't need to do anything else, they made everything so easy. I had surveys undertaken by 2 damp proof companies to try to resolve mould & moisture issues within my tenanted flat. Quotes ranged between £5,000 and £6,500 to put dpc's in several walls. I was suspicious as they had not reached the same conclusions as to which walls needed treating and I wasn't sure where to go from there. Luckily someone recommended Academy to me. Ray Baker undertook a survey and gave a detailed report as to what was causing the problems and what steps to take to resolve them. Ray was more than happy to discuss anything on the phone too. He reached the conclusion that a dpc was not necessary and that the problems were caused by lack of airflow. He recommended a ventilation system and stronger fans in the kitchen and bathroom. Prior to appointing Academy Remedial Surveyors, we had been quoted over £6000 by another company who, after a quick visit, advised us to install a new damp course and replaster. But Gary Moakes from Academy Remedial, listened carefully to our history of damp, carried out a thorough survey and submitted a detailed report which informed us the works should cost about £1000 to make good. He also spotted some woodworm that the previous company had failed to see and told us how we should have it treated. We had a damp patch in the corner of out kitchen and I am so glad we approached Academy Remedial Surveyors. Ray was brilliant from start to finish. Not only did he survey the property but he was also instrumental in identifying the true cause, a leaking pipe, despite two specialist leak detection companies being unable to identify the problem. Ray did not only produce the report but was also available on the phone to discuss issues or make suggestions, always with the aim of minimising the cost for ourselves. The company emails we received were timely and informative. The individual, Gary, who ran the survey gave a full verbal debrief and very detailed written report including useful information for non-urgent changes we're likely to make to the property in years to come. I also spoke to him a week later to confirm a few more details and get his advice when re-negotiating terms of a new property, again very helpful and friendly. Remortgage lender required a damp and timber survey on my HMO property. After researching many surveyors and/ or contractors, I became very weary of bogus rogue traders as I stumbled across a legit looking website to find out that they were exposed on Watchdog (please do your research)! I had a peace of mind when I came across Academy Remedial Surveyors' website to find that they are independent surveyors (not contractors) and registered with Property Care Association. I was able to get the survey done with Gary 2 days after contacting ARS. He then emailed me the comprehensive report the next day. The whole process was fuss free. Very pleased and happy. Seriously, look no further.

I contacted Ray after I had had two contradictory quotes regarding damp problems in a flat I was looking to purchase. Ray provided a timely inspection and report. Thanks to his information, I was able to avoid the chemical damp-proof course that had been recommended by the two quotes I'd obtained. He sent me the report the next day he did the survey. The report was very detail with lots of suggestions on how to reduce the humidity level in the building.
