I am the owner/landlord of a small flat which has had ongoing plumbing problems. The latest was when a large patch of damp was spotted by the tenants in a wall of the flat. Clearly there was a leaking pipe somewhere, either in the wall or in the suspended wooden floor on one side of the damp or under the concrete floor on the other side. I did not want to start pulling everything to pieces without a clear idea of where the leak was. I contacted a leak detection company who used very elaborate technology that involved removing the water from all the pipes, filling the pipes with gas and using tracing rods to find where the gas was leaking. It was an utter waste of time, two men worked for a considerable number of hours, they couldn't identify the source of the leak and it cost me a fortune. I didn't know what to try next. Then I remembered that a plumber had been recommended to me for a previous job and that it had been done efficiently and at a reasonable cost. I contacted them and Gus from Tavo Gas and Plumbing appeared. He listened to the problem, listened to the pipes, worked out what the most likely explanation was and found the leak in less than 10 minutes. He was then able to break out a small area of tiled concrete to give him access to the pipework and had it repaired within a very short time. When checking the new pipework to make sure everything was sound, he discovered a washing machine hose that was fraying and beginning to seep and replaced that at the same time. I was so relieved and impressed with his ability that I asked him whether there was anything that could be done about the intractable problem of the gas combi boiler which had multiple problems and which the insurance scheme with British Gas had failed to sort. The boiler was losing pressure, delivering lukewarm water rather than hot and heating up the radiators in the central heating system at random times when the thermostat had not been switched on. Gus returned the following week, serviced the boiler properly and identified the problem that accounted for the lukewarm water and the central heating appearing to come on at random times. The problem was with the diverter valve that was not fully closing and so water from the hot water supply was being allowed into the central heating system giving the impression that the heating was coming on a random times and explaining the lukewarm hot water supply. He departed saying that he would order the part and be back to install it as soon as he had the part. He texted me a few days later to arrange to meet at the flat. At the last minute, he had to attend an emergency call out and so texted me to let me know that a colleague who had been briefed would attend in his place to make the repair. That is what happened and the flat is now fully functioning and I know that I?ve found a reliable firm that I can call on for any future problems with the plumbing or central heating. Having trustworthy people to call on, who are capable of judging what needs doing and then carrying it out is just such a relief and I can't thank them enough for getting the job done
