Tony has only just completed a very wide range of work/projects extending over a period of nearly 2 years re house modernisation and an extension. "Projects" include: fitting new kitchen, new main bathroom, en-suite and a separate cloakroom, fitted insulated garage door and insulating garage floor, laying porcelain floor tiles to the hallway, cloakroom and kitchen areas and extending the central heating pipes and fitting new radiators. Work connected to the extension included: Plastering, fitting new windows and doors (a previous trade he worked in), floor/ceiling joist installation, floorboard fitting, sound proofing, extensive prep and decoration. Under the direction of an Electrical contractor, he installed all cabling and approx 30 downlighters. This was carried out to the highest specification with cables run through conduit and not just covered with PVC channeling. All thoroughly checked and Certificated by the Contractor. Addtionally, Tony fitted Superquilt loft insulation on internal gable walls and roof timbers in the loft area - which has dramatically increased property temperature regulation. Finally, he relaid and extended the patio paving and landscaped the rear garden area. Previous to this and over a period of about 10 years, he worked on a complete refurbishment of my partner's property which included work on a block rendered Garden Room. He constructed the cut in roof and tiled and screeded the floor, laid vinyl covering, fitted windows and doors and decorated! I have found Tony to be very knowledgeable re Buiding Regulations and to be a great source of useful information and advice. (He did build most of his own substantial property so has the "hands on" experience.) I have recommended Tony to many friends and family down the years and have without exception received excellent feedback regarding the high standard of his work backed up by the comment how hard he works. I have been emplying tradesman for over 50 years and, without hesitation and with absolute confidence, I would say that Tony is the most reliable, conscientious hard-working and honest workman I have had the good fortune to deal with. He is a true "Jack of many trades" and "master" of them all. And the icing on the cake is that his charges are extremely reasonable. He is perfectly happy to allow me to source and pay for materials which really helps to keep costs down - he has even let me use his "Trade Accounts" and benefit from the cost saving. I would be more than happy to submit photographs of his work or allow full inspection of what I have detailed. NOTE: Further on in this questionnaire, there is a request to provide invoices for the work completed. I would explain - 1) I employ Tony on a "day rate" of about £200 and generally pay weekly into his account by Bank Transfer and I am happy to provide copies of my bank statements to evidence this. 2) He has one specification from me that he works to - the job is done to the highest standard and we agree in advance what/how it is to be done. He gives me a verbal estimate of how many days it will take him and he is paid weekly on the basis of how many days/part days he actually works. I do not ask for a fixed price because experience has taught me that a tradesperson will always over estimate to allow for things going wrong. This system has worked very well for many years. 3) When he has worked for my partner it was on a rented property and detailed invoices were obtained as they were required for tax puposes, subject to the work that was done. She is quite happy to dig out these invoices and send them to you but it cannot be done by tomorrow when she has to go through years of files!!! Just a little memory I have from when I used to look after the maintenace of a very large retail building in Glasgow. When I got the job I was charged with reducing costs. One was for window cleaning and which was several hundred pounds a month and there was a detailed 25 page schedule of what was to be cleaned and how often. Following a recommendation, I contacted a small window cleaning company and gave the owner the schedule and showed him round. At the end of a couple of hours he asked for a piece of paper and a pen, he wrote a cost and a specification "keep glass clean." I queried this but as he said, "it is all really quite simple, don't waste time complicating it." Typical "blunt" Glaswegian.He did a great job at half the cost that was being paid. I passed his details on to other major retail unit managers and he got every contact he tendered for. I learnt from that. Keep it simple when you can. Time is money.
