This is the third time I have used this company for surveys as both a seller and buyer. As before, Ray was punctual, efficient on site and helpful in talking through the findings on site. His report was comprehensive in its finding and detailed with helpful practical solutions/next steps as necessary. Cost wise the price was very competitive.

We recently had a damp and timber survey carried out by Ray at AR Surveyors and were really pleased with the service. Ray and the team managed to find us an earlier appointment, which was hugely helpful during the buying process and the inspection itself was handled very professionally. It was originally advised the report would take 24 to 48 hours, but actually arrived within 24 hours, which we really appreciated. Ray also took the time to send a text afterwards to check we had received the report, which was a thoughtful touch and showed a real level of care and professionalism. Overall, a smooth, efficient service and someone we would happily recommend.

Ray attended the property promptly, he was professional and friendly throughout the survey. He explained everything he was going to do and throughout the survey answered any questions we raised. He provided time scales for completion of the report which were met. On the whole a very positive experience.

The report was thorough, detailed and prompt and was a very useful guide for next steps. As they are an independent consultant, rather than a contractor of flooring works, it was of much relief to sense that their conclusions were credible and reliable. Ray visited and undertook a damp survey for me on the outside of my house. The subsequent report was very fast and comprehensive. He was professional, friendly and approachable, have no hesitation in recommending Ray's services to anyone.

I was required by my proposed mortgage lender to obtain a wood decay survey by a PCA member on an 1800 home I wanted to buy. Ray visited the property within a week of requesting his services. His report was quick and thorough and gave me peace of mind to proceed with the purchase. It was easy to read and gave common sense advice about managing damp caused by condensation in an older property. He gave me an idea of costs involved in future wear and tear repairs and so I have a good idea of what I need to budget. Happily nothing was needed to be done and no wood decay was detected. I now await the mortgage company's surveyors response and Ray is very happy to talk with them if required.

I’m a home seller and today finally received my buyer’s lender’s reply approving his mortgage application. We wouldn’t have got this without Rays invaluable service and help. On Fri 24Oct my buyer’s lender said they find “dry rot” at my property hence “unsuitable for lending”, to reconsider they want a Timber Report with 10-year indemnity backed guarantee transferable to the buyer. I was shocked as I only have timber decay on my external balcony which does not seem to be dry rot. I spent the weekend urgently searching online and luckily found Ray, thanks to these reviews. I left urgent message on their website on Sunday and received Jenny’s call on Monday (around 9am), she fully understood my needs and helped me booked an urgent appointment on Wednesday(29Oct). Ray came punctually and after parking the car, the first thing he said is he would be very very surprised to find the dry rot for a property of this kind - and he was right! After a thorough inspection of the flat, the balcony timber decay is indeed a common wet rot, not the dry rot! Ray even sent me the report same day. The lender was difficult and came back 2 days later still asking for “10-year indemnity backed guarantee”, Ray then immediately wrote an email clearly explaining his report diagnosed the issue being only common wet rot which doesn’t require specialist works hence such guarantees not applicable. I can’t thank Ray and Jenny enough for the professionalism and super quick response and everything

Ray did a damp survey for me on my flat that I am renting. It was very comprehensive and professional with lots of really sensible, good advice for dealing with an older property. He has been very helpful and responsive to my calls - even phoning me from holiday when I needed some reassurance ! So welcome in what has been a stressful situation. Would highly recommend.

They went over and above to provide a survey for me in the format my lenders wanted and in an extremely timely fashion making things easier for me.
