Recently had some issues with water leaking from old guttering and contacted All in one about replacing them Adam looked at the issue and suggeste that a full roof survey may be required as whilst guttering and downpipe needed attention they may not be the root cause and there could be other issues - At first i thought it could be an upsell but Adam gave me comfort in saying its my choice and the survey was free - Seems technology has come a long way and at the agreed time a man with a drone came and surveyed the whole roof, highlighting a number of issues that would have caused more problems .. All of the issues were highlighted in a quote that contained clear images and advice on what needed to be done with full breakdown of work materials and pricing. Once we agreed to go ahead, they booked a date for the scaffolding to go up and a time slot on the day -all turned up on time nice people with good care and attention to the work id just had done in the front and rear gardens Then booked in a start date for roof work to be completed, the lads arrived on site at the right time on the right day and were great over the few days they were here - Leaving the place clean and tidy with full breakdown and pictures of work completed - I was very happy with everything from start to finish and will use them again or recomend to friends

Adam and Derek from All in One recently renovated our shower room, and we are delighted with the results. They were very helpful with everything from choosing the shower enclosure, type of flooring, and radiator, and also boxed in some awkwardly placed pipework, which looks so much better. We wanted to reuse our existing bidet, loo, and washbasin to help with the budget, and with new taps and waste fittings, and they all look as good as new. Reliable, clean, quiet, good communication, quality of work - couldn't ask for more. Highly recommend.

Terry and Adam decorated our lobby, hallway and landing - always started on time, cleaned up every day. A quality job without any issues or problems, even though Terry was working during the 30-degree heatwave. Very satisfied with all the work undertaken. Good value for money and would use again.

Response to enquiry Email response was quick and efficient. Adam requested if I can email some photos of the work, so he can initially assess what was required and provide an indicative cost. Site survey of work On the basis of the indicative cost provided, Adam was more than happy to perform a survey for presentation of a formal quote - this broadly in-line with his indicative cost. I needed the works to be undertaken with-in a specific timeframe (due to other works taking place), I was conveniently able to agree a timeframe with Adam and he confirmed how long the decorating works will take - weather permitting. Decorating Works Adam kept me fully updated as to the exact day, the works would commence and the erection of the required scaffolding. This all went smoothly despite interruptions due to the rain. Adam assigned one of his decorators to the work, and he was onsite throughout the 9 day period, with Adam helping out to ensure the works was completed on time to the agreed schedule. I raised a couple of minor issues, which was all swiftly addressed by Adam following completion of the works. All the work was done to the agreed schedule and budget. The redecoration of all rooms excluding the bedrooms was done to a very good standard and the team were professional, friendly and always tidied the work areas at the end of each day. The new main bathroom is a massive improvement on its predecessor and included new premium fixtures and fittings, tiling, new lighting and new flooring. We are delighted with the end result and highly recommend this company.

3 roofers arrived before 8am, and started work immediately, continuing throughout the day, successfully completing repairing the roof before dark. All three were very amiable and helpful.

Back in Summer 2021 I noticed a damp patch on the ceiling in the front bedroom, caused by a leak into the loft from the roof valley. Through the use of plastic sheeting and buckets I was able to prevent any further damage. I contacted a number of roofing contractors, and All In One Property Services responded promptly and after visiting the house, submitted a detailed estimate which I accepted. I was reassured of their competency by their being a Which? Trusted Trader and a member of the Federation of Master Builders. The work, which involved the installation of a new wider lead valley, was carried out entirely satisfactorily, since when there have been no further problems. As a result of that entirely positive experience with All In One Property Services London Ltd they will shortly be starting work on my home's internal decoration including plastering, tiling and painting.

I contacted Adam at All In One Property Services to get a quote for work to replace our dormer flat roof. The quote was organised efficiently and was very competitive - he even used a drone to take pictures! The work was carried out by a courteous team of guys who were on time arriving and finished the job on time. They were friendly, effiicent and very tidy. I was supplied with a large number of 'before' and 'after' pics so I could see what they had done. Since the job as been completed the leaks we were experiencing in two bathrooms has stopped which is a great relief. I'm already talking to Adam about the next job I need doing. I would highly recommend All In One.

Adam and his team undertook painting and decorating of our hall and landing. They were courteous and careful while undertaking the work and it was completed within the estimated timeframe and we are very pleased with the end result. Adam and his team also undertook a few additional 'tidy up' jobs all within the original quote.

All In One Property Service replaced two roof windows for us. One skylight is on a flat roof and the other one on the pitched tiled roof, so a bit complicated. Adam and his team did a fantastic job - first they visited the site for an assessment, took the pictures and then did a thorough research to find the exact Velux windows that we needed. Then they supplied detailed quotes and within a few weeks completed the skylights installation, on time and within the agreed budget. The installers were very nice, punctual, and tidied up everything at the end. I strongly recommend All In One Property Service and will use them again.

We had our bathroom done by Adam and his team, with the wall taken down between toilet and bathroom to create one room and full new bathroom suite. We own our flat as leaseholders so we had to get permission for the work in a very bureaucratic process. Adam stuck with us through this where others may not have, providing us with all the information we required over a number of months. The work itself was conducted to a high standard, the team were tidy and always arrived on time. Communication throughout was good. Most issues were dealt with swiftly (first toilet installed leaked due to manufacturer error- Adam’s team installed a temp one until we could get new one delivered). We have a couple of ongoing issues (an accidentally chipped sink during works and patchy paint likely caused by the type of paint we chose) which Adam is helping us to resolve. Overall would highly recommend.

All in One were recommended to me by Glass Tailors in Totteridge. My 20 year old bathroom shower door had buckled and leaked. Adam came along, measured the fitment and submitted an estimate. The only fly in the ointment was just in case a tile was broken I didn’t have any spares! My door was replaced and not a tile broken! A beautiful job, expertly carried out, very efficiently - and I am one happy lady.

My gutter was overflowing in heavy rain and I suspected a blockage in down pipe or gutter. Adam's team from All In One Property Services arrived reasonably on time and set to work. I thought they would work from ground level with a vacuum machine and a long tube but instead they moved long ladders around my house and scoped out the debris by hand from gutter level. This more painstaking method took longer than working from ground level, which no doubt accounted for the price, but was more thorough and I felt it represented good value for money. The team removed a lot of leaves and other debris, which they bagged up and took away. Adam also noticed that a corner of the gutter had dropped slightly and screwed it back into position, even though this wasn't, strictly speaking, part of the work specification. He also took comprehensive before and after photos of the gutter as evidence of the improvement. The team also cleaned where mud had dropped on windows during the work and left the place spotless. Since the work was done, the weather has been fairly dry but there have been periods of heavier rain. I have not noticed any overflow from the gutter since he came: job well done. Hopefully, the cleaned gutters will be able to cope equally well with wetter weather. His wasn't the cheapest quote but I felt it was good value for money.

Adam and his team did a great job on our refurbishment of two bedrooms and decoration of hall landing and stairs. The refurb involved new ceilings, new floor, doors and skirtings, plastering, minor electrical work, full decoration and carpets. Communication was very good and the pricing transparent. Adjustments to the job were taken care of with no hassle and we found everybody very easy to deal with. The quality of the work was excellent and any minor snagging was swiftly dealt with. All of the team arrived on time, were courteous and helpful and got on with the job, which was completed on schedule. Overall a very good experience and we would definitely use All In One again.

There's a saying 'No expectations No disappointments', this couldn't be more pertinent. Adam Baginsky Owner and Founder of 'All In One Property Services' was recommended by 'SGB Plumbing & Heating Limited' who had recently installed our new boiler and because of Scott and Gareth's fantastic work and them being independently lovely human beings, I thought to ask them if they could recommend anyone. Adam was immediately recommend because of the collaboration they've had over the past 13 years. Adam engaged with us and listened to what we were ideally wanting from the look and feel of our home. Adam visited us to sit down with us and learn not just what we were wanting but who we are as people. From that first encounter I took a step back and left communication between my wife and Adam to be on a 1-2-1. The dates proposed to start the work were ideal due to the house being empty for 2 weeks (glad for not being there with all the dust and noise) and the timescales for the work to be completed were exacting and precise. Every morning Adam and his team would arrive early and just do what they do best. It was a pleasure to build a rapport with his team Terry and Darek. Adam has high expectations and that can be seen throughout our home. We used All-in-one to replace gutters/downpipes and paint/repair soffits/fascias and then again to re-felt two flat rooves. Richard was very understanding and flexible and did a very good job. Will certainly use them again.

Communication with All In One Property Services was good. A representative turned up at the property at the agreed time to discuss the work. Although they subsequently declined the project and gave their reasons, this was done in a timely manner so I could move on.

Adam and his team were recommended to us by a local acquaintance and I have to say they were excellent. All In One did a full bathroom refurbishment for us, as well as installing a new boiler and some extra small bits of building work in other rooms. Adam project managed the whole thing for us. Nothing was too much trouble and the standard of the work done and the attention to detail was fantastic. The project came in on budget, and on time. Adam was always quick to respond to any queries and also gave us good advice regarding appliances and fittings. There was a small leak in the toilet after the job was complete and Adam made sure the issue was resolved before he signed off on the job and sent the invoice to us. They cleared all the rubbish and cleaned up after themselves. I wouldn't hesitate in recommending All In One to anyone, and we will be using them again for other building work in future.

Had a brilliant experience with Adam and his team who replaced our boiler and upgraded our radiators. They explained the work required clearly and were very accommodating in scheduling the works around other jobs that were being carried out at the same time. The project management took a lot of stress and worry away from us. He set out a structured timetable and stuck to it keeping us fully informed. He dealt with all suppliers and arranged ancillary purchases and deliveries. All workmen and trades people turned up at due times and were efficient, polite, tidy and above all good!
