After obtaining several quotes I engaged Cox Format Development to build my ground floor extension and loft conversion. They were on site every day and from the start their staff were helpful, courteous and tidy, which was a huge bonus as I lived on site throughout. My neighbours were very happy with how considerate CFD. CFD were great at communicating what was happening and what would be done next. James would check in regularly to ask me if I was happy with the work and any queries they answered and were helpful in offering advice. All extra costs Mark quoted for and agreed in writing with me before any extra work was started. These were costs that could not have been foreseen until work had started and were needed for building control to approve or they were costs for extra items that I requested. The build quality is amazing, and I am incredibly happy with how my kitchen diner looks. I have no hesitation in recommending Cox Format to anyone looking for a builder.

We used Cox Format for a rear extension and patio and are really happy with the outcome. Mark and the team were brilliant to work with, communication from start to end was great, and the build has been done to a very high standard. Would recommend.

We used Cox to completely renovate our loft and some of the first floor. Our job was not at all straightforward as the old loft conversion had to be ripped out and effectively started again - but we were impressed with how quickly and professionally they completed the job, which finished on time. They are on site every morning by 730 and work solidly until 4. Communication was fantastic and we were particularly impressed with how they resolved inevitable issues that came up in the build. All their people are lovely, entirely trustworthy and very respectful - by the end of the build they felt like part of the family! Most importantly, we completely trusted them and would definitely use them again or recommend to others.

Really thorough preliminary discussions about the work required which was making improvements to a loft room i.e window seat,lighting,electrics,plastering and a new window.Started on time ,finished on time helpful through the whole process,checking with me that everything was satisfactory every day.Really clean and tidy ,I would absolutely recommend this company and have already done so.

We used Cox Format to extend and upgrade a 20 year old loft extension and also to remodel other areas including moving the kitchen into the middle of our mid terrace house. They were recommended by our architects and also by several neighbours which was a good start. After meeting Mark and Peter I was convinced that they were highly motivated to get the whole job complete in around 12 weeks which was important to us as we would be living in the property. I was extremely happy with the whole process and the end result. The Cox Site team expertly lead by James were all a pleasure to have in the house and made the whole job as stress free as possible. James does an incredible job of juggling shifting priorities, weather and people, very impressive. The subcontractors (Plumber, Electrician, Tiler, Plasterer) brought in were all equally likeable, honest and clearly part of an extended family of trades well used to working together. There were a couple of unexpected issues during the project (there always are some) and they were dealt with minimum fuss and cost. At all times I felt at ease and as a client and treated with empathy and respect. I wouldn't hesitate to work with them again in the future.

Having seen their mostly 5-star online reviews for loft builds, Cox Format were amongst the quotes solicited and were subsequently selected for what was a first major house project. The basic loft quotation was itemised professionally to an admirable level of detail, with optional additional works listed separately for any desired upgrades (e.g. Juliet balcony instead of standard dormer window). Work commenced per agreed date and proceeded quickly, with site attendance being daily (Mon-Fri) whatever the weather. Few builders would claim to deliver a quality loft build in just 6 weeks, but with Cox Format’s efficient and experienced project management team (thanks to Mark in the office and James onsite) this must be the norm as the 6-week completion was easily achieved. When issues arose, as they usually will, these were dealt with promptly. You’ll need to be proactive if wanting certain preferred finishes (e.g. valley tiles vs. more common zinc flashing for roof valleys) as most builders are creatures of habit and will go ahead with their standard practices if you don’t request otherwise. All in all, a potentially stressful experience went smoothly so am happy to recommend this company as, true to their word, they delivered the build “on budget, on time”.

I am delighted with the transformation of my home, which involved much more than a loft conversion, adding complexity to the project. Communication was excellent from the pre-contract stage to completion. I appreciate the time taken before building started, to work through the plans in detail (design as well as costs). The foreman and his team were friendly, reliable, hardworking and efficient, with the work completed on time. His communication with me, my neighbours and suppliers was always timely, relevant and helpful. I am very happy with the quality of work and would confidently entrust CFD to deliver other home improvements I am planning.

Cox Format built our single-storey ground floor extension, incorporating a new en suite and dining area and preparing the existing kitchen space for new units. As well as extensive construction, the works involved a new boiler and radiators, updating electrics and installing lantern skylights. In addition, they refurbished our upstairs bathroom, which involved re-routing drainage pipes and the digging of a new manhole. Their costing was fair for the quality of work provided and included the provision of drawings and the obtaining of planning permission. Where potential problems arose, they were proactive in recommending solutions and quick to reconsult both the architects and structural engineer to produce the desired result. Their workers were polite, punctual and skilled at their jobs, with a clear contact structure in place, involving a knowledgeable foreman and efficient, friendly project manager. I would highly recommend them.

As well as a loft conversion, Cox Format also remodelled the middle floor of our house. Communication from start to finish was excellent. James was fantastic managing the work and was always available and willing to offer time to talk through different aspects of the job. He has a great friendly and professional team who were ready to go at 0730 and worked through to 4pm. The work is of very high quality and it has transformed our house and the space we live in. Our home is our most valuable asset and we're pleased and grateful that we put our trust in Cox Format.
