We used Cox Format to extend and upgrade a 20 year old loft extension and also to remodel other areas including moving the kitchen into the middle of our mid terrace house. They were recommended by our architects and also by several neighbours which was a good start. After meeting Mark and Peter I was convinced that they were highly motivated to get the whole job complete in around 12 weeks which was important to us as we would be living in the property. I was extremely happy with the whole process and the end result. The Cox Site team expertly lead by James were all a pleasure to have in the house and made the whole job as stress free as possible. James does an incredible job of juggling shifting priorities, weather and people, very impressive. The subcontractors (Plumber, Electrician, Tiler, Plasterer) brought in were all equally likeable, honest and clearly part of an extended family of trades well used to working together. There were a couple of unexpected issues during the project (there always are some) and they were dealt with minimum fuss and cost. At all times I felt at ease and as a client and treated with empathy and respect. I wouldn't hesitate to work with them again in the future.

Having seen their mostly 5-star online reviews for loft builds, Cox Format were amongst the quotes solicited and were subsequently selected for what was a first major house project. The basic loft quotation was itemised professionally to an admirable level of detail, with optional additional works listed separately for any desired upgrades (e.g. Juliet balcony instead of standard dormer window). Work commenced per agreed date and proceeded quickly, with site attendance being daily (Mon-Fri) whatever the weather. Few builders would claim to deliver a quality loft build in just 6 weeks, but with Cox Format’s efficient and experienced project management team (thanks to Mark in the office and James onsite) this must be the norm as the 6-week completion was easily achieved. When issues arose, as they usually will, these were dealt with promptly. You’ll need to be proactive if wanting certain preferred finishes (e.g. valley tiles vs. more common zinc flashing for roof valleys) as most builders are creatures of habit and will go ahead with their standard practices if you don’t request otherwise. All in all, a potentially stressful experience went smoothly so am happy to recommend this company as, true to their word, they delivered the build “on budget, on time”.

I am delighted with the transformation of my home, which involved much more than a loft conversion, adding complexity to the project. Communication was excellent from the pre-contract stage to completion. I appreciate the time taken before building started, to work through the plans in detail (design as well as costs). Cox Format built our single-storey ground floor extension, incorporating a new en suite and dining area and preparing the existing kitchen space for new units. As well as extensive construction, the works involved a new boiler and radiators, updating electrics and installing lantern skylights. In addition, they refurbished our upstairs bathroom, which involved re-routing drainage pipes and the digging of a new manhole. Their costing was fair for the quality of work provided and included the provision of drawings and the obtaining of planning permission. Where potential problems arose, they were proactive in recommending solutions and quick to reconsult both the architects and structural engineer to produce the desired result. Their workers were polite, punctual and skilled at their jobs, with a clear contact structure in place, involving a knowledgeable foreman and efficient, friendly project manager. I would highly recommend them.

As well as a loft conversion, Cox Format also remodelled the middle floor of our house. Communication from start to finish was excellent. James was fantastic managing the work and was always available and willing to offer time to talk through different aspects of the job. He has a great friendly and professional team who were ready to go at 0730 and worked through to 4pm. The work is of very high quality and it has transformed our house and the space we live in. Our home is our most valuable asset and we're pleased and grateful that we put our trust in Cox Format.

We are so pleased with our loft which the Cox team completed before Christmas. Overall the team were friendly and approachable, always happy to answer our questions etc. All the guys were great with our two young children and were always a pleasure to have on site - there was no bad behaviour or rudeness and they were so helpful when it came to moving furniture etc when the works were moving from room to room. Charlie and Luigi in particular were super helpful and Luigi's woodwork is excellent. We're really happy with it. We have also been super happy with the trades Cox put us in touch with: - Alan and his son did an excellent job on the tiling. - Del, the painter and decorator . But none of it would have been possible without James, the Project Manager/Foreman. We thought he was excellent and made the whole process run so smoothly. We know there were a few weeks when it was a crunch point on a few of his sites but he never made us feel rushed, always made time for us and was happy to help us understand more before we had to make any decisions. The client we met at Windsor Drive before we signed up for the works to be done gushed about him and now we can totally understand why. So professional and helpful and just generally a lovely bloke. The works were completed on time and in budget and no additional works (which we had asked for) were done without clearing costs with us first. Overall so glad we chose them. Everything worked out just how we wanted.

The whole process from start to finish was first class. Mark the project Manager was efficient and great to deal with. James the Forman was fantastic. He was very knowledgable, patient and really helped us make the right decisions. All the lads that worked on the job were highly skilled and very hard working. We are very pleased with our decision to appoint Cox Format to undertake our kitchen extension. The whole team were a pleasure to work with – knowledgeable, helpful, extremely punctual and their work was all to a very high standard. We faced a few challenges along the way, notably having to dig the foundations down to 2.4m due to a neighbour’s tree, but the team were transparent and professional throughout the whole build. We approached Cox Format in October 21 for a quotation. The quotation was detailed and set everything out in a clear manner with respective coats. Right from the start they were professional, knowledgeable and showed great attention to detail. I formed this impression from day one and I was not disappointed. The work commenced in March 2022 and by the beginning of June 2022 we were done. The workmen were all highly skilled, craftsmen in their own right, professional and polite. They were; Luigi, Ash, Charlie and of course James the foreman. They always arrived every morning at 7:30am on the dot and worked throughout the day until 4pm. James who was absolutely great in coordinating all activities and informed us at every step of the way in terms of what was taking place on a daily bases. Mark, the project manager was a gem, he sorted out the work schedules and planned everything with James and Peter, the owner of the firm. We are really delighted with the finished result. The level of the finished work is the best that I have seen in a very long time and would highly recommend the firm for their work. If I need anything else I will be going to them first for advice. It was a real pleasure and not a chore to have this professional firm in my house for three months.

Well, what can we say other than Cox Format delivered an exemplary loft extension during incredibly difficult times. After several glowing recommendations from business acquaintances about work that Cox Format had undertaken for them, and finding I needed a new roof too, we booked a consultation with Peter Maton the CEO. Peter visited us with Mark Rossi who was to become our Project Manager. With both, their experience and professionalism was immediately evident and reassured us from the start. One of the things that really sets Cox Format apart is that they deal with the job from start to finish. They designed the loft along with all structural elements, and dealt with the council’s Planning and Building Control all the way through to sign-off. The other is that they have trained all their staff from an apprenticeship level and it really shows in comparison with other builders who tend to sub out a lot of work. We received a very professional quote along with information on how to notify our neighbours of Party Wall issues. Once we accepted the quote, Mark came back with James, who was our onsite Project Manager. James was exceptional – he really managed all on site elements of the job from start to finish. He kept the job on-track and to an incredibly high standard, even our neighbours couldn’t stop singing his praises. The advice, support and quality of the workmanship was superb. The job was to build an extension at the rear of the house for a wet room next to the small kitchen involving removal of an old toilet block which in turn would give further space to the kitchen. Plans and any queries were thoroughly talked through by the team with ourselves beforehand and throughout the job. Important to us. Payment was done as each stage of the job was completed and our satisfaction assured. The builder - professional - and crew were very hardworking, thoughtful, polite and tidied at the end if each day. We had an L-shaped, double dormer, loft conversion on our Victorian terraced house. The work was completed on schedule in 6 weeks, despite bad weather, and was of an excellent standard. The whole team were professional and very easy to deal with. Cox's team were excellent at managing all aspects of the conversion, from completing the council paperwork, to providing detailed quotes and timelines. Cox Format has just completed our whole house refurbishment, including an attic conversion and a kitchen extension. The whole project ran like a military operation and if things fell behind due to unforeseen circumstances Cox Format caught up with things by sending in reinforcements. There were regular site visits by the Managers and constant feed back. We received helpful advice throughout. I chose Cox Format Developments Limited because they appeared competent & were able to do the complete package – design, building applications, complete build & certificates. Although a small job this was done very professionally. Once work began it continued every day until completion. It was done to a high standard & ALL the people who carried out the work were dependable, knew what they were doing and very pleasant. This was not the cheapest quote I got but you must remember your house is the biggest investment you have. So it was important to choose the correct people, you hear too many bad stories. Anyway the cost of the conversion increased the value of the house by more the cost of the build. The work was done on time and everyone at home was happy with the conversion. We decided to appoint Cox Format for our loft conversion after considerable research, which included viewings of their work at other houses and a visit to their offices, which further instilled confidence. Their team are professional, reliable, courteous, and respectful of their customer's property and their wishes. I had seen lots of development disaster stories on TV, hence i was slightly apprehensive when i decided to do a loft conversion. I obtained several quotes from builders but the minute i spoke with Cox format, i got the sense they were the sort of builders i had been looking for. My loft project started exactly on time, and each pre-defined stage proceeded with precision. I have had a loft conversion carried out recently by Cox Format ltd. Even though I had three additional quotes from other companies which were also competitive I eventually settled on Cox Format. I did this for several reasons. 1.They are an established company with a directly employed labour force. 2.The standard of their work is of the highest quality. 3.Their planning and co-ordination of material deliveries and different trades is first class. 4.They have excellent site supervision on the project from start to finish. 5.Any additional works outside the scope is clearly priced so there are no late surprises on budgets. 6.Perhaps and this is very rare despite promises they stick to their agreed programmes without comprising safety or quality. In conclusion they are a first class company who do exactly what they say and to programme.
