About

If your home or office is making you sick we investigate issues which may identify building related illness or "Sick Building Syndrome".

Indoor Air Quality (IAQ) are often responsible for asthma, cold and flue like symptoms, memory loss, brain fog and varying complaints from hair loss to skin irritation.

Water damage from leaks or flooding can result in biological amplification in only 48 hours and mould, bacteria and even chemicals from wet construction materials can affect your health.

We investigate all parameters of IAQ from building design and construction defect to water damage, fire and general ventilation issues.

We are qualified and certified Indoor Environmental Hygienists who are members of Surviving Mold IAQ group. We are members of SM medically clean environmental group of IEPs focusing on CIRS and Environmental Illness support.

If you're suffering new or worse health symptoms that may be related to your building, recent repairs or damage give us a call. You are not alone!

I highly recommend Building Forensics and Jeff Charlton, the Head of Indoor Air Health Environmental Specialist. With years of experience, Jeff provided a thorough and insightful analysis of my living environment. He collected samples and sent them to internationally recognized labs, producing an in-depth report that was eye-opening. His professionalism, helpfulness, and expertise were evident throughout the process. Jeff is not only incredibly knowledgeable, but he is also a really decent, trustworthy, and caring person. He truly listens, gets the evidence, and understands the issues at hand. Thanks to Jeff’s education and guidance, I’m finally seeing improvements in my health. Without his expertise, I would still be living in an environment full of biotoxins and pathogens. His support after the report was invaluable, and his swift attention to the situation was exceptional. While his services are expensive, my health is priceless, and the value of his work far exceeds the cost.

A Wise Decision in the Face of Disaster

In October 2019, our family faced a devastating flood that forced us out of our home for 10 long months. Amid the chaos and uncertainty, we made a decision that would prove invaluable: commissioning Buildings Forensics to conduct a thorough investigation of potential contaminants in our home. Out of over 200 affected houses in our area, only two families, including ourselves, chose to pursue independent investigations. At the time, it felt like an extra precaution - a way to ensure our peace of mind before returning to our beloved home. Now, 4.5 years later, I can confidently say that this decision was one of the wisest we made during that challenging period. The comprehensive report provided by Building Forensics has become more than just a document - it's crucial evidence that sets our property apart. The team at Building Forensics was thorough, professional, and detailed in their approach. Their expertise in identifying and documenting potential hazards gave us the confidence we needed to move forward with our home restoration. To those facing similar situations, I cannot stress enough the importance of such an investigation. What seemed like an abundance of caution at the time has proven to be an essential step in protecting our family's health and our property's value. In retrospect, the peace of mind we gained was invaluable, but the long-term benefits have far exceeded our expectations. My neighbour and I are extremely pleased.

I recently had the opportunity to work with Building Forensics after 12 months of serious health issues and discovering that these were linked to mould exposure. My journey began when I visited a bioresonance practitioner and nutrition expert in Alderley Edge. I learned that I had mould and mycotoxins in my system, which were significantly contributing to my ill health. Following their recommendation, I reached out to Building Forensics for help. From the initial consultation to the thorough inspection of our home, the team at Building Forensics demonstrated exceptional professionalism and expertise. They conducted a meticulous assessment, identifying areas of mould growth that were not visible to the naked eye. Their use of advanced detection methods and detailed reporting gave us a clear understanding of the extent of the problem. The stand out was their commitment to not just removing the mould, but also ensuring our living environment is safe and healthy long-term. Jeff really understands first hand the devastating impact of mould toxicity in the body and has provided us with practical advice on prevention and maintenance, which is incredibly valuable. Thanks to Jeff and the team at Building Forensics, we now have a healthier living environment. Their service was prompt, thorough, and highly effective. I strongly recommend them to anyone dealing with mould related health issues or seeking to ensure their home is safe from mould and mycotoxins.

After my girfliend had suffered debilitating health issues for years due to mould hidden behind inner plasterboard walls, Julie and the team at building forensics carried out a survey on our place and were flexible to support us last minute. They have been invaluable ever since. We were recommended by a friend who had also been sick due to mould, and we are so thankful to have found this company. Julie and Jeff have continued to provide support in our next step to find a new home and advice to help my girlfriend. They provide us with guidance and support throughout and would even offer refunds for items we wouldnt use. They are a great company, and we will certainly be using them again. Highlighly recommend! Thank you Jeff and Julie!

After it was suggested that years of various chronic health issues might be caused by mould in our home we contacted Jeff to do a survey. He was extremely knowledgeable and did a through survey giving us information on the main problem areas and how to start getting our house back to normal. It has been a challenging time and we still have a way to go with it but it has been very reassuring to know that Jeff is happy to give his expert advice whenever we need it. Worth every penny and I would highly recommend.

After a lifetime of health problems, and more recently acute health issues including IBS, a kidney infection, and a bipolar diagnosis, I sought care through a functional medicine physician. She determined that I had mycotoxin (mould) poisoning and instructed me to carry out mould testing of our new home. Not surprisingly this illness and corresponding field of doctors, environmental consultants, and remediation companies is in its infancy. There are few if any companies in the UK that truly understand how to properly handle mould in the home. After extensive research I came upon Jeff Charleton’s background and business and immediately got it touch. He’s renowned in the US amongst the top mould specialist, and is a national treasure here in the UK. If you’re lucky enough to get him to come to your home you will be certain to get the clearest picture of what’s exactly going on and how you can fix it. He is an endless wealth of knowledge when it comes to combating mould in the home. What’s more, he’s not alarmist like many other professionals in the industry, which is reassuring and greatly appreciated when one is dealing with sick building syndrome. He also offers loads of additional support and guidance, which easily justifies his fees. I began working with him this year and plan to continue to utilize his services until our home is remediated and my mould levels are under control.

I first called Building Forensics as I needed some advice on the mould I had been dealing with in my home for the past decade. Jeff was exceptionally helpful and gave me so much advice just off the bat. There are not many people who genuinely care as much as Jeff does with complete regard for people’s health. I ended up needing Jeff’s service in the end, and he was professional and efficient and has provided me with endless support. I cannot rate his services enough, and not to mention his CV, there isn’t a more qualified and accredited person in the industry than Jeff. I am utterly grateful to him! Outstanding service I will recommend to all friends and family!

I contacted Building Forensics after my Functional Medicine Practitioner advised to use them for a mould survey. - Paying a over a couple of thousands of pounds for a report you expect it to be correct and arrive in a timely manner, instead I had to chase the report - which had supposedly been emailed but never arrived. - There were some glaring errors (name and address for one) on the front of the draft report. An assumption made by the technician was concerning, mistaking flat roof drainage points for loft vents, although this was pointed out it was refused to be removed by Jeff. This is Jeff that didn’t visit the property but produced the report. - I asked if I could talk through some of the questions and was told I had to email everything to Jeff. - Several pages didn’t make sense. So I prepared a straight forward list of questions regarding each item. The reply, when it finally arrived, was a brisk single sentence which often didn’t answer the question. - I sent a further request for information and again received a brisk response that didn’t answer all the queries. There is lots more I could say. I feel duped and have no confidence in the report I was provided with, the insistence by someone that didn’t even visit the property that I have an airflow problem in the loft when I provided evidence that I don’t is galling. I ended up getting a second opinion and treatment from a competitor that excelled. I would not recommend Building Forensics.

A Which? Trusted Traders staff member replied on behalf of the trader (on 22/04/2022)
Thank you for your comments and we are sorry to hear you were not satisfied with the service we provided. We apologised and rectified the address issue on your report, we also implemented procedures to ensure that this does not happen again. Whilst I did not physically attend the site, my trained technician collected all relevant information in a template format which I require and together with data from the labs I am able to provide a detailed report. I appreciate the reports can raise questions and whilst being on my holiday in Spain, I responded to the 2 pages of questions via email answering all questions and three purpose written guidance sheets on best ways to proceed with remediation, were also provided free of charge. The report was sent within the 2 weeks stated at the beginning and all emails responded to within 1-2 days. These emails have been shared with the WHICH review panel to verify the dates, times and attachments shared. If you have further questions, please send by email and or send directly to Which? to ensure transparency.

Jeff came down to Devon to do a survey on my house after it suffered storm damage which led to water penetration in February twenty twenty. Jeff did a very thorough survey which found and highlighted many issues within the property caused by the water perpetration. His very professional and extensive report regarding the issues was passed on to my insurance company, giving it a very clear pathway for the remediation. Jeff was very professional and helpful. These also apply to the wonderful staff in the Building Forensics office. I highly recommend Jeff and this company. Great service. Thank you.

I'm a functional medicine practitioner and naturopathic nutritionist. Last year I discovered just how seriously mould can affect your health and enrolled in a course to become a mycotoxin practitioner to learn not only how to treat myself but also how to treat others, having realised that my body was full of these highly poisonous toxins coming from the mould in my home which my landlord had ignored. Several other mycotoxin practitioners all recommended Jeff as the most if not only knowledgeable building inspector in mycotoxins and mould inspection. When I first contacted Jeff, it was clear he was very knowledgeable from the mycotoxin training I'd done and he explained that the half-hearted attempts to remediate my property that my landlord had carried had in fact made the issue worse. I was terrified they wouldn't find the source but they found multiple sources, some of which were completely invisible, and wrote a comprehensive report which gave me the ammunition to hold my landlord accountable. Jeff amusingly admits on his own website that he can be grumpy at times but if ever you experience that, do not let it put you off, he is extremely knowledgeable, has a heart of gold and really cares about getting an outcome for the person being affected by mould sickness, having been affected himself. I recommend them to all my mycotoxin clients now and Jeff continues to be a support in terms of my dealings with my landlord in trying to get the property remediated.

Building Forensics came recommended by a friend in a similar situation - bathroom leak; significant mould behind tiles unsafely dried by a contractor; family members with health issues making them more vulnerable to the effects of mould, and difficulties getting our insurance company to take the matter seriously. Building Forensics turned everything around for us. Their report triggered our insurance company to escalate our claim to the highest level and to provide safe alternative accommodation for our family. Despite lockdown delays, we are soon to have the mould removed under safe conditions. Jeff Charlton is very knowledgeable and has been generous with his time, especially when we were floundering around not knowing which way to turn. So glad I took my friend’s advice!

Thank you Jeff and Sam for all your help and advice. I contacted building forensics due to some mould growth in our basement. Although we didn’t have any health conditions related to this I knew of the danger of mould. Having young children we wanted to have a clearer picture of how bad it was and what we could do about it. Sam did a full investigation in all areas of the house. He explained in detail each test he was doing and made suggestions on extra tests we could do when he felt they were necessary. A week or two later we received an extensive report covering all the investigations, the consequences of the findings and recommendations of what to do. It also included valuable information about different aspects of mould and air quality. The survey itself was extensive and but in some areas too technical for us to understand fully. We asked to speak to Jeff to go through some of the points to have a better understanding and he was more3 than happy to help us further. Jeff spent quite a while on the phone to us going through the survey in more layman terms and making sure we had a full understanding of our situation and the next steps we needed to take. Jeff and Sam are real specialists in this field and are the ones to go to if you have any mould related issues. It is not a cheap investigation but this is definitely worth it if if you have any mould growth in your home as the affect on your health would be far far higher. I highly recommend Building Forensics.

Jeff knows his stuff. He explained exactly what needed to be done, following an inspection survey and continues to provide invaluable guidance in dealing with insurers and their appointed contractors. He operates in a complex area where many do not understand the synergistic effect of multiple contaminants on human health, yet Jeff simplifies the issues and suggests an approach that minimise costs and avoids unnecessary activity. Sam is professional, focused and diligent. It's made a huge difference to us, while getting our contaminated home sorted out, to have the expertise, experience and savvy of Jeff's input. If we hadn't called him, chances are that we would have had our leak repaired and redecorated and would still be living in a toxic property without realising that was causing our health issues.

Building Forensics Ltd carried out surveys into mould in our house in the Autumn of 2019. Their work was very comprehensive and very helpful in deciding what to do next regarding the level of mould in different parts of our house. They were timely, efficient and did all they could to help us get to the bottom of the extent of our problems. Sam Bellamy, our main contact at the company was knowledgeable, supportive and very easy to work with. An all round good guy.

We had a flood in our road recently and as a result the downstairs flats in our building flooded. We are a first floor flat and even though we weren't directly affected we are now experiencing secondary damage due to mould growth in the flat downstairs and a failure in getting it under environmental control. High levels of Trichoderma were identified in the air in our flat. I am a Nutritional Therapist and frequently see clients who have chronic health issues due to mould exposure and am very grateful to Jeff and his team in helping us identify a problem and how to resolve it. Jeff is very knowledgeable and has reassured me every step of the way and helped to identify the next steps to resolve the problem we are experiencing. I can highly recommend Building Forensics to anyone who has been affected by flooding, leaks, or mould.

With the help and expertise of Jeff Chalton (Building Forensics Ltd) and the London Clinic of nutrition, I have a chance of my health returning to somewhere normal. Jeff Charlton arrived at my house and within minutes had found black mold in my Kitchen. When i pulled the ceiling down, it was black as your hat on the back side of the plasterboard but hardly visible on the decorated side, I mistook it as a shadow. Similar results in my lounge. By finding the slow leaks and remediation of my home, I'm able to slowly recover my health. Jeff is charming, honest and a wealth of knowledge of mold, associated toxins and remediation. Tests were confirmed by captured air tests and sent to the USA labs. I wish I'd called in Jeff when first hearing of his company, I could have saved myself thousands of pounds and months of undiagnosed symptoms. If you think you may have an issue with damp, mold, unexplained chronic symptoms, I recommend whole heartedly Jeff Charlton and his company.

I cannot speak highly enough of this company. Jeff and Sam at Building Forensics are absolutely wonderful. It is clear from when you first speak to them, that they are specialists and know all there is to know about the issues surrounding damp and mould within the home. My daughter has been very ill as she is allergic to mould and this company have extensive knowledge of these type of issues and the severe problems that unremediated/improperly treated mould and damp can cause. We are so relieved to have finally found such a superb company. They came to survey with lots of equipment, none of which anyone else had bothered to use - and of utmost importance, it is clear that the knowledge and experience that Jeff has is second to none. I would not hesitate to recommend this company. They are truly fantastic and it is great to know that we are now in safe hands.

Jeff Charlton remediated my caravan in 2018. I have CIRS and mold illness. Jeff is a true professional and provides an excellent service . In an area where so many so called professionals don't understand the problems we face, Jeff is an expert who actually really knows what he is doing . I was very very sick and reacting to the caravan where I wanted to live when I called him . He gave me a lot of advice over the phone about how to manage my processions and living space. He came to the caravan on the agreed date and in one day cleared my living space of mycotoxins so I was able to live there without any symptoms a few days later. He provided very specific advice re what to do do after his visit to ensure the van was ready and safe for me . He has been available for over the phone advice since when I have needed it about other issues. He is in contact with Dr's treating CIRS and attends international education conferences. He stuck to the budget we agreed. I can 100 % recommend him as someone to trust to do the job properly and tell you what you need to know.

There are many groups who claim to know about mould and yet Jeff Charlton at Building Forensics is the only one who has performed the correct tests, understands mycotoxins, buildings and damp in the correct fashion. There is a shocking lack of awareness on Councils, environmental health and NHS for class 1 hazard. Jeff has been a true support and expert offering endless advice throughout the years I have known him from my toxic mould rental that disabled me. Jeff charged a fair rate and continued to write letters of support to deaf ears Gov bodies. He performs tests correctly unlike a lot of these so called professionals. He advises well and is likely the uk expert on building issues of damp and mould. Down to earth. Honest. Sincere. Accurate. Do not let his accent deter you he is extremely well qualified and certified. Friendly. Astute and truly cares for people. This horrible journey would have been far worse had I not met Jeff. He is utterly impeccable in his approach, his veracity, and has seen every situation and offered best advice. There is no other I would recommend. He has put his own life at risk many times to help others. He does his job because he cares and he sees so many suffer not understanding why because of the deliberate dunfunction around this subject. The man deserves a knighthood and I cannot recommend him enough. If you have any concerns he will get to the matter and bottom line straight away. Mould can be extremely dangerous and needs expert help.

Water damaged building assessment post escape of water
Customer Service

We had Jeff Charlton (Building Forensics) carry out an independent expert assessment after an escape of water at our home and discovery of mould. Jeff carried out measurements with his sophisticated instruments, after insurance company and loss adjusters' approved contractors used wrong drying machines (which spread contamination throughout our home) & they didn't follow any recognised mould remediation protocols. Jeff's report warned that the possible presence of mould and biotoxin contamination could be life-threatening in the circumstances as our child has immune/health issues. Only then did the insurance company offer us alternative accommodation, as our child's health was deteriorating. Unfortunately we are still battling with insurers and loss adjusters to get the works done - they refuse to admit that they don't have qualified contractors to properly deal with mould and decontaminate our home. Loss adjusters sent people from a laboratory to carry out air sample testing (which is not approved by WHO as adequate) for a limited/insufficient number of fungus species, however this laboratory not only isn't accredited to interpret such results, but they also admitted to neither being qualified for bio-toxin testing nor are they qualified Indoor Hygiene experts, yet they proclaimed our home as "habitable". This is why Jeff's input and advice have been invaluable to us. However, insurers are trying to get out of it and are even trying to accuse us of exaggerating our claim!

Quoted 4k just for a survey!
I emailed this company and Jeff replied saying it would cost me 4k just for a survey and sampling. When i asked him how many days work this 4k would cover and how he justified the cost he simply replied ‘good luck’. WHen i told him if he couldn’t answer reasonable questions it called his business’s integrity into question he replied that i lived in the middle of nowhere, had provided minimum info, and as i wouldn’t supply a phone number (i am chronically ill and had explained i don’t like dealing with things on the phone) he didn’t want to waste his time. His tone was very rude. I inadvertently emailed his company a second time via which? and he obviously didn’t recognise my email and this time quoted 2k for the survey. A similar which? Rated business with the same info quoted me £125 for a survey and details of what that involved. I would be very wary of this company.

The trader replied (on 26/06/2019)
The first contact I was asked to quote on a house with very little information apart from the location. I provided helpful advice and I received an abrasive response. So I said “Good luck…” and informed you I was booked up for the foreseeable future. You then sent an estimate from an expert you found who quoted £125 based on the same information which was refundable if you accepted their quote for unknown works. So they are already quoting you for remedial works before they’ve even surveyed your property. In my experience, when I see quotes like this I understand that we are not the company for you. I take into account people’s health (I too have a mould related illness) and therefore provide a comprehensive survey that is unrivalled in the industry. Depending on the survey, my lab costs alone often cost in excess of £800. I am a small business with no receptionist or personal assistant. I’m often on the road travelling the country taking surveys so was unable to respond further. I then received a second email, via which, which was more informative so I provided a quote on the facts given. I then received another abrasive response telling me how detailed the company quoting £125 was. I asked what lab testing they would do, what qualifications they hold in building related illnesses and suggested they were again trying to sell you products before the survey was taken. I feel it unfair I have been given such a scathing review when I haven’t even done any work for you.

Jeff tested my house because it had a bad smell and with all his gadgets found that we had 3 toxic moulds and formaldehyde - mould was growing underneath the floor - formaldehyde coming from disintegration of floor due to the water coming from leaks in pipes. The test was done in September 2013, Decontamination done end of last year. When everything had been removed, (all the floors and partition walls) he then came and decontaminated the house. Very caring and I would recommend him.
